Re: case number CHC-2025-1139-HCM
Dear Commission Members,
I am writing to express my strong support for the historic designation of Marco Place Court in Venice, and I urge you to vote in favor of this important recognition. Marco Place Court is not only a charming example of Spanish Colonial Revival bungalow court architecture, but it also represents an increasingly rare and essential form of rent-stabilized housing in the rapidly changing landscape of the Westside.
As a unique pedestrian-centered development within the Milwood Walk Street Historic District, Marco Place embodies the early vision of Venice’s residential communities—prioritizing walkability, green space, and neighborly connection. This type of multi-family housing, once common in Venice, has largely disappeared, making Marco Place an invaluable piece of the city's architectural and cultural history. Its designation as a Historic-Cultural Monument would ensure that this rare example remains intact and continues to serve its long-term tenants and the broader neighborhood.
Equally important is the role Marco Place Court plays in preserving affordable housing in a region where it is increasingly scarce. The six-unit bungalow court is home to rent-controlled residences, offering stability to tenants who are integral members of the Venice community. At a time when affordable housing is being lost at an alarming rate, protecting existing rent-stabilized homes should be a priority. The sale of this property in 2024 underscores the urgency of safeguarding Marco Place from potential redevelopment that could displace tenants and erase this vital historic resource.
By designating Marco Place Court as a Historic-Cultural Monument, the Commission would be taking a crucial step in preserving both the architectural heritage and the affordability of Venice. I urge you to recognize the significance of this special property and support its designation so that it may continue to be a model of sustainable, community-oriented housing for generations to come.
Thank you for your time and consideration.
Best regards,
